The Zero Risk Guarantee offered by Phosphoro Srl protects the tenant on the bureaucratic and administrative aspects of the booking, guaranteeing: the existence of the booked property, the legitimacy of the landlord indicated as owner or entitled to rent, the signing of a lease contract between the parties, with mutual assumption of the responsibilities provided, and entry into the property within the terms contractually provided.
Landlords
It is a special link (with a registered patent) that allows you to conclude a rental contract simply and quickly, avoiding all the bureaucracy. We generate it automatically while you enter the ad, but it is not the ad: ad and SmartLink are two different tools. The ad is used to promote the property and find potential tenants. The SmartLink, instead, is used to conclude the contract with the only tenant you have chosen. When you have chosen your ideal tenant - you don't need to find them with us, it works with anyone - you just need to send them the SmartLink to conclude the contract. The tenant, once received the SmartLink, can read all the conditions and, if they accept them, fill out the form, download the contract and pay the deposit. From that moment, the contract is valid and binding for both the tenant and you.
The SmartLink is generated automatically while you fill out the ad, and contains all the contractual information. When you have identified the person you want to rent your house to, just send them the SmartLink (by email, sms, whatsapp…). Once received, the potential tenant will clearly see all the conditions and, if interested, will start the procedure to block the accommodation. From that moment, they will have a 72-hour exclusive to complete the whole process. If, within the indicated terms, the tenant fills in the required data, signs the contract and pays the deposit and our fee, the contract is concluded. You will receive: the contract already signed by the tenant, the amount of the security deposit. At that point, you will only have to countersign the contract, and we will take care of registering it for you. At the end of the whole process, we will send a copy of the registered contract to both parties.
The SmartLink is free for the landlord. Our earnings come from the contribution paid by the tenant to activate the Zero Risk Guarantee.
You can view a draft of the contract directly from the platform. The contract is generated automatically according to the conditions you have set.
You can change the conditions (type of contract, start date, rent, deposit, etc.) from your personal area in the SmartLink section. Remember, if the SmartLink is accepted, it is not possible to change its conditions.
Yes, but only if the tenant accepts all the conditions you have established. As a landlord, you define in advance every detail of the contract: duration, rent, deposit, economic and operational conditions. When you send the SmartLink to a tenant, they can read the conditions, fill out the form, download the contract and pay the deposit together with our fee. Only if the tenant accepts everything and completes the procedure within the required time, the contract is considered concluded and binding for both parties. This system allows you to rent apartments or rooms even well in advance of the contract start date, making management simpler, more organized and safer for everyone.
No, you are not obliged. The ad and the SmartLink are different tools, designed for two distinct moments: the ad is used to promote the property, the SmartLink to conclude the contract. Posting an ad does not bind you in any way to the use of the SmartLink, and you can continue to contract the tenant as you have always done. That said, the SmartLink is so practical and fast that we are sure: once you try it, it will be hard to go back. Moreover, you can use the SmartLink even if the tenant does not come from an ad published on Phosphoro: you just need to choose the tenant and send them the SmartLink, and with one click you can formalize everything simply, safely and traceably.
No, the SmartLink is not published automatically. Only you can decide when and with whom to share it.
No, it is not possible. The SmartLink is never made public by us: only you, as the landlord, can decide to whom to send it and how to use it. The contractual bond can only arise with a person you have chosen to share the SmartLink with. That said, you are free to publish the link on other channels (for example on Facebook or external portals), but in this case, the first one who correctly completes the procedure will get the accommodation — and you will not directly choose the tenant. In any case, we notify you immediately by email as soon as someone starts filling out the SmartLink, and you can monitor the entire process in real time from your back office.
Only those who receive the link. It can be shared freely, but only the first person who fills it out gets the exclusive for the booking.
You cannot see who simply opened the link, but you receive a notification as soon as someone fills it out.
It is not possible. Our system prevents the SmartLink from being filled out by multiple people at the same time. The 72-hour time exclusive is automatically assigned to the first one who starts the procedure. During this period, other users will no longer be able to access the form, unless the first one does not complete the whole process (filling + payment) or the exclusive expires without result. In that case, the SmartLink becomes available again and can be used by someone else.
The tenant receives a confirmation, and you are notified with all the details. From there you can approve, reject or propose changes.
Yes, the SmartLink is reusable. Each SmartLink is unique for the housing unit and remains valid even after the conclusion of a contract. This means that, for example, if a tenant fills out the SmartLink for a 12-month contract, you can use the same SmartLink also to rent the same room or apartment at the end, with a new contract. In practice, the SmartLink automatically updates to the new available dates and accompanies you over time, without having to regenerate it every time.
Yes. You can suspend it at any time from your reserved area unless the exclusive is already active.
Yes. You can create a specific SmartLink for each room, period, price or tenant.
Yes. You can use the SmartLink also in parallel with the portals, or share it directly with those who contact you from there.
